When Burnham boilers do not function properly, issues can arise that affect the integrity of the boiler and the heating system in general. This can cause extensive damage to not only the boiler, but the piping system, possibly causing water damage. This could cost thousands of dollars to repair along with the price and hassle of cleanup. This sometimes gets stuck and a good slap on the side will lower it. If it was stuck and you're able to shake it loose, you will hear the feed pump motor kick on and the water level gauge will begin to rise. If not, check the power to the boiler at the electrical panel and make sure the gas line is on. Set the cover to the side. The boiler heat exchanger should be heating up and the flames in the manifold should be burning. If they are, return your thermostat to the desired temperature and re-install the cover. Ensure the wires are connected properly by lightly tugging on them. If they are not connected, tighten the fastening screws on the wire connections for the thermostatic control board with a screwdriver. The water level in the gauge will determine the level of water in the boiler.If the water is too low, the automatic shutoff will trip and the boiler will not turn on, even when the thermostat calls for heat. Excess pressure can restrict water coming back to the boiler for reheating. If the boiler water level rises, it should restart. Go to the steam boiler and check if the supply pipes to the radiating system are warm. If they are, go to the room or rooms and open the pressure valves on the radiators with an Allen wrench. These are located on the side of the radiator where the supply plumbing pipes in. This should release any back pressure and allow the steam to push through the radiator, making it warm. The radiator should be warm within 1 to 3 minutes. Turn it to ensure it is on. If it was not on, it should start to heat up in 1 to 3 minutes. There may not be enough pressure for the steam to get all the way to the radiator and is bypassing it, turning to water too quickly. Locate the pressuretrol next to the water level gauge. You will see a set screw on the back of the pressuretrol. This will adjust the pressure of the boiler. Turn the screw a half-turn clockwise with your screwdriver to add pressure and turn on the system. If there is water sitting in the radiator, the air vent should hiss as the temperature and pressure from the steam races through the radiator. A booster coil is an electric device that heats the pipe because the system is not strong enough to keep the heat and pressure hot enough for a steam process. Turn the temperature to its maximum setting with a wrench to test the coil. You should be able to feel the heat radiating from it. However, gas-fired boilers are fairly reliable and, when problems do occur, they are usually related to the expansion tank or water circulation pump(s).Reset the tripped circuit breaker or replace a blown fuse. Water level low: Maintain water level in the boiler at half-full. The boiler's automatic filling system, controlled by the pressure-reducing valve, should maintain the proper water level at 12 to 15 psi of pressure. If there is no pressure-reducing valve, you can manually feed the boiler by opening up the water feed valve until the boiler pressure reaches 12 psi. Natural gas or propane control valve for burner is closed: Make sure the valve is open. Pilot light out or malfunctioning: Relight the standing pilot. Electronic burner ignition malfunctioning: On boilers with no standing pilot, troubleshoot the electronic ignition system. Thermostat malfunctioning: Check that thermostat is in heat mode and has an appropriate temperature setting. Try moving the thermostat setting for the temperature up or down a few degrees. If this does not work, troubleshoot the thermostat. If the water pressure is low (below 12 psi), the system needs to have water added. The boiler's automatic filling system controlled by the pressure-reducing valve should maintain the proper water level at 12 to 15 psi. If there is no pressure-reducing valve, you can manually feed the boiler by opening up the water feed valve until boiler pressure reaches 12 psi. Mineral deposits accumulating in boiler and heat exchanger: This is the likely cause if the change has been gradual. Flush the boiler or call a boiler pro. The expansion tank has too much or too little water. The tank must be properly charged with air to prevent boiling (see below). In older boiler systems, the steel expansion tank may be found in the attic or suspended between joists in the basement. The expansion tank must be properly charged with air to prevent water in the system from boiling and exceeding the desired 12 psi of pressure. The expansion tank provides a cushion of air to accommodate expansion and contraction of water in the system, and without the cushion, the water may stop circulating and begin to boil. Leaking pressure-relief valve: This can be caused by the expansion tank being filled with water. Otherwise, the valve may have sediment preventing it from closing. To check this, turn the boiler off and let it cool. Lift the manual pressure relief lever and discharge some water for 3 seconds, then allow it to snap back into the closed position. The water should discharge strongly and be relatively clean. If the valve leaks slightly afterward, this could be due to sediment trapped in the seat. Open the valve again and discharge a second time. Faulty pressure-relief valve: If no water at all discharges from the valve, or if the valve will not close at all, shut off the boiler water feed valve and replace the pressure-relief valve. Leaking water pipe connection: If water is leaking or dripping from a pipe, follow the leak back to its source and repair the connection where the leak is originating. This requires turning off the water supply to the house and draining the boiler system. When water squirts from the radiator, close the valve. Faulty zone valve: Check zone valve for proper operation. Water pipe should be hot up to and beyond the zone valve. If the valve is faulty or stuck, lines will be hot up to the valve but will cool off slightly beyond the valve. Have a faulty valve replaced by a pro. Faulty circulator: Check circulator for proper operation (make sure motor runs). There may be dedicated circulators for different heating zones in the home. Have the circulator replaced if it is faulty.


There is a spring-loaded coupling that connects the pump to the motor; when it breaks after the pump jams, the coupling will make a loud noise as the motor runs. A bad circulator pump will need to be replaced by a technician. Water trapped in return lines: Check to make sure the pitch of the return lines slopes back toward the boiler. Adjust pitch with new pipe hangers, if necessary. You may also need to adjust the pitch of the radiator with a shim so that it slopes back toward the return pipe. Failure to comply could result in severe personal injury, death or substantial property damage. Read and understand all instructions, including all those contained in component manufacturers manuals which are provided with the appliance before installing, starting-up, operating, maintaining or servicing this appliance. Keep this manual and literature in legible condition and posted near appliance for reference by owner and service technician. This boiler requires regular maintenance and service to operate safely. Follow the instructions contained in this manual. Installation, maintenance, and service must be performed only by an experienced, skilled and knowledgeable installer or service agency. All heating systems should be designed by competent contractors and only persons knowledgeable in the layout and installation of hydronic heating systems should attempt installation of any boiler. It is the responsibility of the installing contractor to see that all controls are correctly installed and are operating properly when the installation is completed. This boiler is NOT suitable for installation on combustible ?ooring. Do not tamper with or alter the boiler or controls. Retain your contractor or a competent serviceman to assure that the unit is properly adjusted and maintained. Clean boiler at least once a year - preferably at the start of the heating season to remove soot and scale. The inside of the combustion chamber should also be cleaned and inspected at the same time. Have Burner and Controls checked at least once a year or as may be necessitated. Do not operate unit with jumpered or absent controls or safety devices. Do not operate unit if any control, switch, component, or device has been subject to water. This boiler contains very hot water under high pressure. Do not unscrew any pipe ?ttings nor attempt to disconnect any components of this boiler without positively assuring the water is cool and has no pressure. Always wear protective clothing and equipment when installing, starting up or servicing this boiler to prevent scald injuries. Do not rely on the pressure and temperature gauges to determine the temperature and pressure of the boiler. This boiler contains components which become very hot when the boiler is operating. Do not touch any components unless they are cool. This appliance must be properly vented and connected to an approved vent system in good condition. Do not operate boiler with the absence of an approved vent system. This boiler needs fresh air for safe operation and must be installed so there are provisions for adequate combustion and ventilation air. The interior of the venting and air intake systems must be inspected and cleaned before the start of the heating season and should be inspected periodically throughout the heating season for any obstructions. Clean and unobstructed venting and air intake systems are necessary to allow noxious fumes that could cause injury or loss of life to vent safely and will contribute toward maintaining the boiler ’ s ef?ciency. This boiler is supplied with controls which may cause the boiler to shut down and not re-start without service. If damage due to frozen pipes is a possibility, the heating system should not be left unattended in cold weather; or appropriate safeguards and alarms should be installed on the heating system to prevent damage if the boiler is inoperative. Do not use gasoline, crankcase drainings, or any oil containing gasoline. Never burn garbage or paper in this boiler. Do not convert to any solid fuel (i.e. wood, coal). All ?ammable debris, rags, paper, wood scraps, etc., should be kept clear of the boiler at all times. Keep the boiler area clean and free of ?re hazards. Float type low water cutoff devices require annual inspection and maintenance. Refer to instructions in Section V, Paragraph 7 for inspection and cleaning instructions. Series 5B cast iron boilers are designed, built, marked and tested in accordance with the ASME Boiler and Pressure V essel Code, Section IV, Heating Boilers. An ASME Data Label is factory applied to each Series 5B jacket, which indicates the boiler Maximum Allowable Working Pressure (MA WP). Each cast iron section is permanently marked with the MA WP listed on the boiler’s ASME Data Label. Those values for the Series 5B are as follows: MA WP, W ater - 50 PSI MA WP, Steam - 15 PSI Heaters or optional equipment ordered will be in addition to, or in lieu of, equipment shown below. By opening cartons in numerical sequence, boiler assembly is simpli?ed. If there is an exception, it will be pointed out in the boiler assembly procedure. When it does occur, you will ?nd that assembly of the boiler is further simpli?ed. All equipment is carefully manufactured, inspected and packed. Our responsibility ceases upon delivery of Boiler to carrier in good condition. Any claims for damage or shortage in shipment must be ?led immediately against the carrier by the consignee. Add inputs of all appliances in the space and round the result to the nearest 1000 Btu per hour. c. Determine type of space. Divide V olume by T otal Input of all appliances in space. Locate one opening within 12 inches of top of space. Locate remaining opening within 12 inches of bottom of space. Minimum dimension of air opening is 3 inches. Size each opening per following: 1. Direct communication with outdoors. Minimum free area of 1 square inch per 4,000 Btu per hour input of all equipment in space. 2. V ertical ducts. Minimum free are of 1 square inch per 4,000 Btu per hour input of all CLEARANCES - From T able below and from dimensional data in Fig. 1, determine BOILER ROOM space necessary for appropriate access to and servicing of Boiler. Consideration should be given to other appliances installed in the same area. Consult with local Building and Safety Codes for compliance.Duct cross-sectional area shall be same as opening free area. Alternate method for boiler located within con?ned space. Use indoor air if two permanent openings communicate directly with additional space(s) of suf?cient volume such that combined volume of all spaces meet criteria for uncon?ned space. Size each opening for minimum free area of 1 square inch per 1,000 Btu per hour input of all equipment in spaces, but not less than 100 square inches. 4. LOUVERS AND GRILLES of V entilation Ducts All outside openings should be screened and louvered. Screens used should not be smaller than ? inch mesh. Louvers will prevent the entrance of rain and snow. a. Free area requirements need to consider the blocking effect of louvers, grilles, or screens protecting the openings. If the free area of the louver or grille is not known, assume wood louvers have 20-25 percent free area and metal louvers and grilles have 60-75 percent free area. b. Louvers and grilles must be ?xed in the open position or interlocked with the equipment to open automatically during equipment operation. P AINT ALL GROUND SURF ACES of each section with the Sealer Compound furnished. 6. ASSEMBLE CENTER SECTIONS.BUMPING OUTER EDGES OF SECTION WITH WOODEN BLOCK WILL EASE DRA W -UP OPERA TION. f. KEEP DRA W -UP ROD THREADS, NUTS AND W ASHERS LUBRICA TED with grease or heavy oil to prevent damage to rods and threads and to make assembling easier. g. USING A PINCH BAR, insert WOOD WEDGES under last Center Section assembled so as to raise it just above Boiler Base. This will keep the next section to be assembled above the base, thus making it easier to join and draw-up. MOVE WOOD WEDGES FOR W ARD EACH time a Section has been drawn up. 7. ASSEMBLE REMAINING END SECTION WITH DRA W -UP RODS in a manner similar to that for assembling Center Sections. Remove wedges from under Boiler. This is necessary in order to allow clearance for installation of Flue cover plates.
